Roger G. Handley

DAC · IFAS · Certified Appraisal Reviewer · DRP

Roger Handley's career in Southern Alberta real estate spans more than 40 years. He began with Handley Auction and Real Estate Ltd. in Coaldale in 1968, completing a Business Administration degree at Lethbridge Community College while assisting in the auction business. He passed the Alberta Real Estate exam in 1971 and the Alberta Real Estate Agent exam in 1976, at which point he became the company's Agent. In 1980 he became the sole owner of the business, overseeing the sales and evaluation of all types of real estate with a specialization in agricultural properties, and the marketing of farm machinery and equipment by auction.

In 1991 Roger joined Reliance Appraisal Consultants Ltd. in Lethbridge as a fee appraiser, handling residential, commercial, industrial, and farm assignments with an emphasis on farm operations. He founded Handley Appraisals Ltd. in October 2002 to focus exclusively on agricultural and commercial appraisal work.

Roger's appraisal experience covers agricultural land throughout Southern and Central Alberta and adjoining provinces, ranging from small rural residential acreage to holdings of 50,000 acres. He specializes in intensive livestock operations including dairy operations, feedlots, poultry operations, hog operations, and equestrian facilities. Commercial assignments include rural and urban light industrial properties, commercial complexes, and office facilities. He also carries the Designated Reserve Planner (DRP) designation, qualifying him to perform condominium reserve fund preparation.

Grant Murray

DAC · IFAS · Certified Appraisal Reviewer

Grant Murray brings a background in Mechanical Engineering Technology from NAIT before transitioning to a career in real estate appraisal. He began as a fee appraiser with Appraisal Solutions Inc. in Lethbridge in 2007, performing residential, rural residential acreage, agricultural, and commercial appraisal assignments throughout Southern Alberta. He joined Handley Appraisals Ltd. in 2014 and has continued in that same range of work since.

Grant performs appraisals for the purchase or sale of land, buildings, or going concern operations, as well as matrimonial disputes, foreclosures, and financing or refinancing. He holds the DAC designation qualifying him for all types of real property appraisal, the Certified Appraisal Reviewer designation qualifying him to review any appraisal report, and the IFAS designation from the National Association of Independent Fee Appraisers identifying him as a Senior Appraiser Specialist.

Jerry Zezulka

DAC · IFAS

Jerry Zezulka's appraisal career spans more than 55 years, making him one of the most experienced practicing appraisers in Alberta. His career began in 1966 assisting in the assessment of property for taxation purposes across multiple municipalities, followed by positions at Central Mortgage and Housing Corporation in Calgary, Lethbridge, and Halifax. He has held senior roles including Vice President at Klaasen Eagleson Associates Ltd. in Calgary, and was Manager and Partner of A.R.C. Appraisal Consultants of Medicine Hat from 1986 to 2008.

Jerry currently serves as an independent fee appraiser and consultant to Handley Appraisals Ltd. of Lethbridge and All Property Appraisals of Medicine Hat, and is a member of the Alberta Municipal Government Board.

His expertise covers the valuation of commercial, industrial, income, investment, speculative, and agricultural properties for purposes of resale, stock issues, mortgage financing, expropriation, and litigation. He has performed feasibility studies, rental analysis, assessment work, and real estate property tax consulting throughout his career.

Jerry has been qualified as an expert witness by the Federal Tax Court, the Court of King's Bench (formerly the Court of Queen's Bench), and the Saskatchewan District Court. He has appeared before the Alberta Assessment Appeal Board, the Land Compensation Board, the Surface Rights Board, the Local Authorities Board, and the Tax Review Board on matters regarding capital gains valuation. He has also acted as Presiding Officer on numerous Assessment Review Board hearings as a representative of the Alberta Municipal Government Board, and has served as arbitrator in rental arbitrations.

Beyond his practice, Jerry served as Past President of the Alberta Association of Professional Appraisers and as a former editor of the Association's newsletter. He was a past lecturer for Courses I and II of the Appraisal Institute of Canada's Calgary Chapter, a guest lecturer for Course III, and a guest lecturer for the Intermediate Course of the Alberta Real Estate Association.
